Fire-rated construction is not simply thicker board, it is a specific 5/8" Type X or Type C panel installed as part of a tested, listed assembly, with rated joint treatment and firestopped penetrations. In commercial and multi-tenant Westchester buildings, demising walls, corridors, shafts, and mechanical rooms all depend on it. We hang and finish these assemblies so they perform to their listed rating and carry the building through inspection.
Fire-rated work uses 5/8" Type X board, whose glass-fiber-reinforced core resists burn-through, or Type C, an upgraded core specified for certain higher-rated ceiling and floor assemblies. We hang the exact panel the listed assembly calls for rather than substituting standard board. Using the specified product is the difference between a wall that holds its rating and one that only looks the part.
The walls separating tenants, the rated corridors between them, and the vertical shafts that run through a building are almost always rated construction. We frame and hang the specified layers, often a double layer of 5/8" Type X, carry them tight to the deck, and treat the joints to the rated standard. Straight framing and the correct board keep these assemblies performing across their full run.
A rated assembly is only as good as its weakest penetration, so we firestop pipe, duct, and electrical penetrations with listed sealants and treat every joint to the assembly standard. Sealing each perimeter and opening keeps the barrier continuous. That detailing is what carries a fire-rated wall through inspection and lets it do its job in an actual fire.
